2,600m2 new development of offices and apartments behind the retained original façades of 4 townhouses. The scheme extends from Queen Anne Street through to the rear mews from which the apartments are accessed.
The offices take the form of simple rectilinear floor plates with a single vertical circulation core optimizing net to gross area efficiencies. At lower floor levels the larger floor plates are punctuated with small landscaped courtyards that bring light interest. The rear elevation brings a modern interpretation to traditional details and remembers the plot sub-division of the original townhouses.
The offices are designed to BREEAM 2014 Excellent and the apartments to Code for Sustainable Homes Level 4 and the scheme incorporates air source heat pumps and solar cells. PV panels form the southern roof slope and PV cells are integrated into vertical bay window glazing to the stairs. A large south facing roof garden brings ecological opportunities, attenuates rainwater and reduces urban heat island effect.
