New offices and private residential reinterpret the historical townhouse – mews typology on this constrained site in the Harley Street Conservation Area. Contextual massing and rights of light analysis set the parameters for an increased building volume that maximises floorspace within a sensitive architectural response.
The flexible highly serviced offices behind the retained front facade are an exercise in optimisation with a compact core and service spine maximising work space. Lower office floors extend on a linear axis around and below interlocked courtyards towards the new mews building at the rear. Private apartments are layered above parking in the new mews building. A basement plantroom avoids the need for roof plant and integrated renewable energy systems assist the development to meet BREEAM Very Good.
